The sink area appeared clean, yet the stains kept coming back after the homeowner scrubbed the patterned tiles. We traced the dampness to a slow leak at the exposed PVC waste pipe fittings; the leak was at the pipe joint, not in the bathtub itself.

After repairing the leaking fitting, we treated the affected areas of grout and dried out the wall. Instead of replacing the tilework with new tile, the homeowner kept their original finishes, as we had corrected the underlying source of moisture.

The dark mold growth near exposed water supply pipes went far beyond a routine cleaning task for this tight bathroom. The homeowner wanted a long-term fix, so we removed the aged tile.

A small leak at a pipe connection caused moisture to be present along the bottom of the lower wall. We suggested a controlled tear-out procedure around the tub, with MC readings used to limit demolition as much as possible.

We replaced the damaged plumbing, applied new waterproofing to all surfaces, and completed repairs that included new wall and floor finish work, which completely fixed the wet-area damage.

How We Diagnose Bathroom Mold Before Removal

First, we analyze the moisture pattern in your bathroom, not just the colour of the mold stain. We visually inspect the silicone joints, grout, painted gypsum, vanity backs, ceiling corners, plumbing penetrations and tub/shower transitions.

Our diagnostic tools include a hygrometer, a pin and pinless moisture meter and a targeted infrared scan, which allow us to compare relative humidity (RH), substrate condition and temperature patterns; however, an infrared scan cannot identify mold.

Second, we confirm where the bath fan exhausts. Even if a fan runs properly, a restricted duct, failed damper or improper termination, such as into the attic, can let humid air into the building envelope.

Surface Growth or Wet-Area Assembly Failure?

If the mold is confined to the surface and the substrate beneath is dry and sound, selective cleaning should be sufficient.

However, if the substrate contains damp or deteriorated paper-faced drywall, MDF trim, fiberglass insulation or framing, the scope of work changes because moisture has moved past the finish.

Around showers, tile and grout are finish layers; the water-management system may also include cement backer board, a bonded waterproofing membrane and sealed penetrations.

We do not automatically recommend full demolition based solely on one stained joint, but new caulk is not a proper repair if moisture readings indicate further issues.

When mold recurs at one tub or shower transition, we inspect both the joint and the adjacent substrate for signs of water entry rather than simply replacing the silicone.

Larger-scale projects require polyethylene containment, HEPA-filtered air filtration, controlled removal and HEPA vacuuming before drying and reconstruction.
