Mold Inspection Oakville

Mold inspection has been done for 12 years by our team. In over 700 completed jobs, we have developed an approach to mold inspections. Mold inspection begins at $240, but the true value is identifying which action should follow.

Once materials have been wet for approximately 48 hours, the focus shifts from the mold inspection being a “yes” or “no” mold determination to determining the moisture pathway (where did the water begin, what remained wet, and what requires additional review).

Mold Inspection
Unfinished basement with a concrete block wall showing dark mold staining, exposed wall studs and open ceiling joists

The homeowner wanted to complete the finishing of their basement, but the black area on the CMU wall made them hesitant to enclose the space. They wondered whether they should replace the studs in order to proceed with finishing.

We agreed to assess the moisture before limiting HEPA-controlled remediation to just the affected masonry. After cleaning, the foundation remained open so we could follow up with additional moisture assessment at a later date.

In the end, the owner valued our restraint over a quick cosmetic fix.

Mold Inspection
Basement sump pit and discharge pipe beside a wall with dark mold spotting and damp concrete floor

Spots of mold growth continued along the wall adjacent to the basement sump in spite of the homeowner’s best attempts to minimize moisture. The homeowner was concerned that all or most of the utility corner would have to be demolished.

Our initial investigation indicated possible seasonal water seepage from the foundation, so we advised fixing the source of the water entry prior to refinishing.

Containment was completed using a HEPA-filtered negative pressure system. Damaged finishes were removed from the walls and the remaining surfaces were cleaned.

Following targeted drying, the sump basin and the outlet pipe remained open for future inspections.

Our Experience With Mold Inspection

When performing a mold inspection, we’ve found that letting the most apparent staining determine the extent of the inspection does not give a complete picture.

For example, a small stain near a baseboard could be the endpoint of a leak beginning somewhere else; a musty odour in the basement may be due to excessive humidity, poor drainage, or high levels of moisture behind finished walls.

Our inspection process assesses three things: the source of the issue, the moisture pathway, and the impacted materials. This ensures that we don’t recommend testing or removal until there is a basis established by the building itself.

  1. Source
  2. Moisture path
  3. Affected materials

What We Check — and What the Tools Cannot Tell Us

Our inspectors perform visual assessments along with moisture-meter measurements, assess the condition of the materials inspected, assess any odour present, review previous leak history and, where applicable, use thermal imaging to identify temperature-related anomalies worthy of additional review.

While thermal imaging can provide insight into temperature-related anomalies that would benefit from further review, it cannot see mold through walls.

Additionally, while moisture meters provide a reading of the moisture content within a material, they require contextual understanding since readings can vary based on the type of material measured.

According to Health Canada, hidden mold can develop behind walls or above ceilings, and it defines a single visible mold patch greater than 3 m² as a large area requiring professional evaluation.

When We Recommend Testing

We do not suggest mold testing solely because of visible mold.

Health Canada, the EPA and CDC have stated that routine air sampling is typically unnecessary when there is existing visible mold or a clearly identified moisture-based issue.

Testing is used more effectively when an inspection leaves a specific unanswered question — suspected hidden mold development after a leak, unknown moisture pathways or post-remediation verification.

Homeowners consistently express concerns about mold testing online: paying for sampling without knowing whether results will alter decisions.

Other homeowners describe finding mold after moving furniture, removing wallpaper after noticing changes, or opening up a wall after heavy rain.

Our rule is straightforward: testing should support answering a decision-making inquiry rather than simply producing a report.

Four Mistakes Worth Avoiding

  • Don’t assume that a dry surface indicates that the space behind it remains dry.
  • Don’t consider an infrared image as evidence of mold.
  • Don’t arbitrarily open a suspect wall simply to “look.”
  • And finally, don’t order random testing unless you can articulate how each individual sample will assist in making a decision.

Oakville Conditions We Pay Attention To

Heavy rainfall and past flooding warrant special consideration during basement inspections.

The Town of Oakville recommends maintaining downspouts, sump pumps, window well drains and other drainage paths in order to minimize the likelihood of water intrusion issues. The history of these systems can sometimes be as important to understand during an inspection as the current staining.

Mold Inspection FAQs

How much does a mold inspection cost?

The initial cost for a Mold Inspection Oakville service starts at $240. However, the actual cost of your Mold Inspection Oakville service will depend upon factors such as access to your home or business, its overall size, and whether your situation warrants further sampling.

Do I always need mold testing?

No. There are many times when testing isn’t necessary due to visibly obvious signs of mold and a confirmed source of excess moisture.

Can thermal imaging detect mold?

No. It can help highlight temperature differences that indicate potential areas of excess moisture.

What if I only smell mold?

If you have had a persistent musty odour, this can be an indicator that there may be one or more areas of concealed dampness.

Will walls need to be opened?

Not necessarily. Before potentially damaging your walls by cutting them open for further inspection, we use visual indicators, prior history of leaks or water exposure, and various non-damaging moisture detection techniques.

What happens after the inspection?

After completing your Mold Inspection Oakville service, we’ll be able to better advise you on what steps should be taken next (e.g., drying and monitoring vs. continued investigation, testing or a remediation plan).
