Mold Removal Burlington

A patch of mold on a wall or ceiling tells us where growth became visible, not where the moisture first got in. Over the last 12 years, we’ve completed more than 95 mold removal and remediation projects in Burlington. Of those, 31 involved basement moisture from leaks, seepage or flooding, and 21 involved attic moisture paths.

Those two groups showed us why the first job is finding the source of the moisture. Only then can we decide which materials can be cleaned, which need to be removed, and what has to be fixed so the problem doesn’t come back. Our mold removal in Oakville team takes the same approach across Halton.

Utility room corner with black mold speckling on the wall above a concrete ledge beside a pipe and conduit

The owner of this home had been trying to prevent water from getting into the basement, but black mold was spreading up the corner of the utility room.

A small leak in the pipes above the wet area was causing the porous concrete at the base of the wall to retain excess moisture. As such, we both agreed it would be better to fix the pipe before painting.

Once the leak had been fixed, localized mold remediation and LGR drying treated the damaged surfaces. Since the walls did not have to be extensively removed or torn out, they remained intact.

Small bathroom with green plaster walls, a radiator, exposed pipes and mold growth near the bathtub and sink

The water damage from the leaking bathtub was causing the green plaster near the pipes in the bathroom to deteriorate, as well as the floor below it. The owner did not want a full bathroom renovation.

First we recommended that the leak be fixed, and then we performed localized wet-zone remediation on the area, installed new plaster and laid moisture-resistant vinyl plank (PVC) flooring.

This allowed us to work with the tub and radiator in place, and we were able to detail a small perimeter area where this wet zone met the dry areas, without exceeding our original agreement.

Completion Time: Estimated 5 Working Days

Burlington Mold Problems Start With the Moisture Path

Burlington has many older homes: 47.5% of occupied dwellings were built in 1980 or earlier. Halton Region also recorded 1,620 reported basement-flooding incidents in Burlington during the July 15–16, 2024 storms.

Those figures can’t tell us what is happening in a specific house, but they show why it matters to separate a single episode of water entry from ongoing seepage, condensation or air leakage before remediation starts. To do that, we use pin and pinless moisture meters, a hygrometer and infrared imaging, and compare what we see on the surface with the assembly behind it.

How We Define a Burlington Mold Remediation Scope

Basement

Basement mold usually reaches beyond the visible patch. For basement mold removal in Burlington, we follow the moisture through paper-faced gypsum, insulation, bottom plates, framing and flooring edges before we set up containment.

If porous material is contaminated, or is still wet after drying, selective removal can be more defensible than repeated surface treatment. We size poly containment, HEPA-filtered air devices and controlled bag-out to the area actually being disturbed, not the whole room by default.

Attic

Attics call for a different diagnosis. We check the roof sheathing, soffit baffles, bath-fan ducting, plumbing penetrations and the ceiling plane, because a dark patch on OSB or plywood doesn’t show whether the cause is roof water entry, indoor air leakage or poor exhaust routing.

HEPA vacuuming can remove residual contamination, but it can’t fix a disconnected bath fan or blocked soffit airflow.

What We Check After Burlington Water Damage

After a leak or flood, “it feels dry” isn’t our endpoint. For water damage mold remediation in Burlington, we compare moisture readings against unaffected reference materials to confirm that retained drywall, framing or subfloor has reached a stable condition.

LGR dehumidifiers and air movers can speed up drying, but neither replaces a contamination decision once porous material has been affected. Keeping those two decisions separate helps us avoid both unnecessary demolition and rebuilding over a damp assembly.

  • RetainReadings stable against the dry reference
  • RemovePorous material affected by contamination
  • Continue dryingReadings still above the reference

Mold Removal Burlington FAQs

Do I need mold testing before removal?

Not always. If the source of the moisture and the visible growth already define the scope, testing may not change our remediation decisions.

Can a dehumidifier fix mold behind drywall?

It can lower humidity, but it won’t remove contamination from gypsum paper, insulation or other concealed materials.

Does dark mold mean dangerous “black mold”?

No. Colour alone can’t identify the species or set the remediation scope.

Should every wet wall be removed?

No. The type of material, how contaminated it is, the moisture readings and how it responds to drying matter more than any blanket demolition rule.

Can attic mold return after cleaning?

Yes. If exhaust routing, ceiling-plane air leakage, roof water entry or ventilation defects are left unresolved, the moisture mechanism stays active and can support new growth.
