There were brownish discoloured spots and black specks on the bottom section of the painted finish, which was beginning to break down. The homeowner wanted to repaint. However, we told them that damaged paint will continue to trap moisture.
We recommended checking the moisture content of the substrate behind the joint at the base of the wall and floor, and eliminating the source of any water entering through this area.
As such, we removed the compromised portion of the lower wall, applied a new coat of a moisture-resistant product in these areas, and left the adjacent tile flooring untouched.
