Mold Removal Etobicoke

After a basement flood in Etobicoke, two questions usually come up: how far the moisture travelled, and what was in the water that touched your building materials.

In over 12 years, we’ve completed more than 125 mold removal and remediation projects in Etobicoke; 37 involved basement water intrusion or sewer-backup conditions, and 24 involved attic or upper-floor moisture paths.

From that experience, we learned to determine the source of the water before deciding what can be dried, cleaned, kept or removed. Our Mold Removal Oakville team uses the same evidence-first approach across west Toronto and the GTA.

Our Projects

Project Address:
Etobicoke, Islington, ON
Ceiling corner with brown water streaks, exposed wood and dark mold spreading down the wall

A brownish stain had developed at a spot on the ceiling where a leak occurred through an old ventilation shaft. Concerned that the whole ceiling might have to be replaced, the homeowner contacted us.

Fortunately, we were able to limit our work to the area around the leak by stopping the leak, replacing damaged drywall, and removing and replacing water-damaged wallpaper.

Before installing new gypsum wallboard (GWB) to restore the ceiling, we also tested the exposed wood for moisture.

Project Cost: Estimated $2,330 CAD

Completion Time: Estimated 4 working days

Project Address:
Etobicoke, Mimico, ON
Room corner with dark mold spotting rising from the baseboard beside a window and radiator

There was a dark area on the interior wall that began at the skirting board and continued upward. Even though there was a radiator by the window, the homeowner did not know whether heating the space would help with the issue.

As for why this occurred, there was most likely a cold exterior wall, which caused the moisture inside the house to condense when it reached the wall.

To address these issues, we suggested that we remediate the mold, improve the R-value of the wall and, once that was completed, replace the damaged plaster and wallpaper.

Etobicoke Mold Remediation After Basement Water Events

Toronto’s Basement Flooding Protection Program includes several Etobicoke study areas, among them Etobicoke Creek–The West Mall, North Mimico Creek, Islington-Bloor/Park Lawn, Lake Shore Boulevard–Mimico Creek and Highway 427–Queensway. The City is also upgrading storm and sanitary infrastructure in Etobicoke Centre.

Those projects do not diagnose an individual property, but they point to one key distinction after a flood: sewer backup, overland or foundation entry, and a supply-plumbing leak do not create the same remediation conditions.

To map the likely moisture paths, we use pin and pinless moisture meters, a hygrometer and infrared imaging, then confirm what we find by inspecting the condition of the materials themselves.

Why the Water Source Changes What We Remove

When water enters through a foundation wall or window well, we trace how it travelled through paper-faced gypsum, insulation, bottom plates and flooring edges. When a sewage or drain backup is involved, the contamination history changes how exposed porous materials are handled.

For basement mold removal, we treat source classification, moisture mapping and contamination assessment as three separate steps before setting demolition limits.

If the work requires disturbing parts of the structure, we use poly containment, a HEPA-filtered negative-air machine and controlled bag-out to confine the work zone; these controls manage remediation dust and debris, not defects in the original drainage or plumbing.

Before Rebuilding an Etobicoke Basement

Toronto’s 2026 subsidy program provides funding for eligible homeowners who install qualifying backwater valves, sump pumps and alarms, or disconnect qualifying sewers or weeping tile, in homes that meet program criteria. That does not mean every water-damaged home needs those measures.

For water damage mold remediation, we first establish the actual entry point of the water, then compare readings from retained drywall, framing or subfloor with unaffected reference readings.

LGR dehumidifiers and air movers can reduce moisture in materials, but drying equipment does not remediate contaminated porous material.

  1. Surface appears dry
  2. Concealed materials may differ
  3. Compare reference readings
  4. Rebuild only when the retained assembly is suitable

Mold Removal Etobicoke FAQs

Do I need mold testing after a sewer backup?

Not automatically. Depending on the water source and whether visible contamination exists, some immediate decisions can be made without testing; testing should answer a specific unresolved question.

Can infrared imaging show hidden mold?

No. Infrared imaging shows temperature differences that can guide the investigation; it does not confirm hidden mold or moisture on its own, so moisture readings and material inspection come before any conclusion.

Should every flooded wall be cut to the same height?

No. Removal should follow which materials are contaminated or saturated, and where, not a universal flood-cut height.

Does the City flood program mean my house is flood-prone?

No. The City’s flood program describes system-level planning (study areas and infrastructure upgrades), not a diagnosis of an individual property.

Can basement mold return after cleanup?

Yes, if the underlying cause that let the water in (drainage, condensation or ventilation) is still unresolved after cleanup.

Show Us What You’ve Noticed

Tell us whether water entered from rain, plumbing or a drain or sewer backup, if known, and where you first saw damage. We’ll help determine the moisture path, affected materials and the next useful step.
